Garage / Shop relocation and setup (again)

Over the last year I have encountered some difficulties with another tenant in my current space, and subsequently came into disagreement with the property management (or lack thereof). I have leased a new space for my business, and my garage.

This will be my 4th location for my printing business, and 3rd garage. Each time things have improved a great deal. I started working on cars in the driveway or in the yard at my parents house. Rented a 1+ car garage with a dirt floor for my first garage. No heat, no water, a socket adaptor for a pull chain light. I moved to a concrete floor 3 car garage, but only had 110v, and no water. I relocated again in 2006 into the extra space in the building I rented for my business. I had access to water here, as well as plenty of power to run 220v stuff. But the time has come to rebuild the anthill again.

The new shop is the biggest space I have had yet. I honestly did not want to rent this much space, but it was the smallest unit I could get the landlord to agree to.
I end up with a total of 3,000 square feet. 1,350 ft on the garage side, and about 1,650 for the business. I was really hoping to keep it under 2,500 ft. The one really nice thing about this place, is that the property owner is doing almost all of the major fit out. The last few places I had to build out myself. I am taking a minimalistic approach this time, and trying not to spend a lot of money setting up shop.

Here is to hoping they get the place done by my move in date of Jan 1, 2014

They are making progress on the new shop. They expect to have the drywall taped and painted by Monday. Well at least on the business side of things. They will likely not get finished on the garage side until after the new year. That is ok though, as I need to focus on making the printing operations function. When I decided to move out, I kind of had to shelf the car hobby for a while. Hopefully I can be settled in before I have to prep the race car this spring. For now I am relegated to just maintenance projects to keep my transportation going.

The space is going to be 20 x 67.5. It is kind of mixed blessing to have 22 foot ceilings. Nice open feeling, but probably a bitch to heat. I will have to upgrade to a more advanced RC heli... There is a 10 ft garage door and a steel entry door, and a steel door into the print shop. They are going to install a Modine heater in the unit, but I'll have to make arangements with the propane supplier. Other than hanging some shelves and cabinets, I don't plan to change anything.

Most of the storage and spares will be at the back wall of the garage, with benches and work stations along the left wall. The 99 project will have about a 20x20 dedicated space with the parts located in that general area. This will be at the back. In the middle 20x20 area, I'll have the 85 900 taking up residence. The 20x20 at the garage door will be the work bay area. Short term projects will be done in this area. It will be nice to have room to move around projects.

Gonna have to fight the urge to fill it with more cars...

I've seen Jasons new shop area and car space and it's big, but Jordan, That looks like eEuro space? Nice to be close to parts, I guess. Best of both worlds to go to "Work" and have all your toys close by.
IS Matt going to have enough space for more new parts with all those SAAB's?

I'm just jealous !! I'd like to build another shop here at my home. I was thinking 40x 60 this time, but the property tax increase will kill my retirement years budget.
If you store parts at eEuro to the ceiling, packers will need parachutes if they fall.
Another thought is a visit to eEuro will now be even better because there is a SAAB museum starting up.

I just received my Quaife that was on order since August 5th this year !!! I guess I can count that as a Christmas present. Now I can start on the transmission for next year.

Jordan, are you keeping the other shop?

The fact is that moving sucks. Even if you are transferring to a better space. You have to physically move all the crap you have collected since the last time. And then it takes months until you are unpacked and settled in. You also have to factor in the things that get damaged, or lost in the move.

I would have been perfectly content working out of my current place. I have been here 7 years, and I was pretty well settled in. I expected to move again when I was ready to buy something. Unfortunately with the landlord/ tenant problems I had over the past year, I couldn't stay.
